Renter requirements
Minimum Rental Age
The primary renter must be at least twenty-five (25) years of age to rent this property and provide a copy of valid government-issued photo ID within 72 hours of booking acceptance if requested. Primary renter signing this agreement must physically occupy the property during the entire rental period and may be required to show valid government-issued photo ID to onsite management if required. Children under 18 should not be left at the property unsupervised at any time.
Reservations
All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be contacted within 48 hours.
Truth in Reservation
Any reservation obtained under false pretense will be deemed to be canceled by you; you or any member of your party will not be permitted to check in, and if already checked in, may be required to vacate the property immediately and forfeit your rent. For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest's invitees.
The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
Down payment/ payment
Final payment will be required prior to checking-in to your vacation rental.
Damage policy
As a condition to the rental of all vacation properties, Rent & Relax Vacation Rentals reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, Rent & Relax Vacation Rentals is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.
Upon arrival
If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during your stay.
Emergencies/ maintenance
In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact the sRent & Relax Vacation Rentals office (leave a voice message if there is no answer!) at 850-614-3167. If it is after office hours we will make every effort to return your call as soon as possible.
Arrival time
Check in is at {reservations.property_check_in_time}. Please do not arrive at the property before your scheduled check in time.
Departure time
Check out is at {reservations.property_check_out_time}. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. If the unit has not been vacated by {reservations.unit_check_in_time}, a fee equal to the rental rate of one day may be assessed.
Cancellations & Refunds
Please reference the cancellation policy posted on your booking. No exceptions will be made outside of our enforced policies. Power/ weather related cancellation: Rent & Relax Vacation Rentals does not issue refunds due to acts of nature such as: weather, road conditions, snow conditions, power outages or forest fires. Please inquire about our Travel Insurance if you would like full protection.
No Refunds/Credits
Rent & Relax Vacation Rentals will not issue refunds or credits for:
No-shows, shortened stays because of late arrival or early departures for reasons including but not limited to family emergencies, inclement weather, work, or other commitments, etc.
Mechanical failures of solar pool heater, appliances/electronics/HVAC, or interruption/loss of utilities (including satellite/cable TV, phone, power, water, or Wi-Fi)
Conditions beyond Owner’s control including but not limited to Acts of God, acts of governmental agencies, fire, strikes, emergencies, inclement weather, utility outages, construction noise from nearby sites, insects entering the property, etc.
Unavailability
For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
Maximum Occupancy
No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit.
Condition of Premises
Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.
Lost items or left items
Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.
Linens & towels
Towels, sheets, pillows and blankets are not meant for outside use.
Quiet Hours
There is a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.
No Parties
All of our rentals are in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings. Any disruptive events could result in the eviction and forfeiture of entire rental amount and security deposit.
System(s) Failures
In the event the rental unit sustains a failure of a system, including but not limited to water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.
Unforeseen Occurrences
Management will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommend that Guest considers travel and/or rental insurance.
Rules; Regulations: No Commercial Use
Guest agrees to comply with any and all rules and regulations that are at any time posted on the Premises or delivered to Guest. Guest shall not, and shall ensure that Guest and licensees of Guest shall not: (i) disturb, annoy, endanger, or interfere with other Guests of the building in which Premises is located or its neighbors; (ii) use the Premises for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; (iii) violate any law or ordinance; or (iv) commit waste or nuisance on or about the Premises.
Illegal Substances
No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in eviction from the property and no refunds will be issued.
TV/Cable/Internet/Satellite
No refund shall be given for number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only, and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service.
Smoking
Smoking is not permitted in any Rent & Relax Vacation Rentals properties. Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement.
Pets (if applicable)
There are no pets allowed on the Premises unless otherwise agreed to in advance. If Guest is staying at a pet-friendly property, Guest agrees to pay the designated non-refundable pet fee. Guest understands that if any damage or excessive cleaning is required due to pet, they agree that their card on file will be charged to cover said cleaning and/or replacement of items. If the Guest is found to have pets on the Premises at a non-pet friendly property, and/or if Guest did not gain prior approval or pay designated pet fee, they will be required to leave premises immediately.
Golf Cart (if applicable)
If staying at a property with a golf cart: the Guest agrees to submit a photo copy of the Driver's License and State-Issued insurance card. The Guest will sign a separate golf cart agreement and waiver and agrees to abide by every rule outlined in this separate agreement. Guest agrees that they will be held responsible for any damages or injuries that occur. Guest agrees that they will pay in full for damages to golf cart as well as rental fees of temporary golf cart while repairs are made.
Plumbing
Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain.
Right of entry
Guest(s) agree that Rent & Relax Vacation Rentals reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate.
Security & safety risks
Always lock doors and windows when you leave the vacation rental! When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. Rent & Relax Vacation Rentals does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard except citronella candles in buckets outside, or supplied emergency candles in case of power outage.
Indemnification & hold harmless
While Rent & Relax Vacation Rentals and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. Rent & Relax Vacation Rentals and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and bbqs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. Rent & Relax Vacation Rentals and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify Rent & Relax Vacation Rentals and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.
Mediation
Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved.
Release
In consideration of the right to visit the home, Guest agrees to release to the fullest extent allowed by law, Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage or other loss sustained by me, my minor children, any guest identified on this form, or any guest or person allowed onto the property during my rental dates as a result of my, my children's or the guests participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management. I understand that this release will bind my heirs, administrators, executors, and any other person or entity seeking to claim under or through me. |
